Grok Bot @bot helped me put together my entire diligence package for selling my 10-unit Airbnb. Here's how I did it. I gave it access to Google Drive, where I already had a lot of folders, spreadsheets, occupancy percentages, and insurance documentation. It then created my diligence folder and our subfolders for all the items a buyer would want: - PNL - tax assessment - unimproved plans - capex - survey For whatever we didn't have at that time, I logged Grok Bot into my account via the in-app browser, and it gathered the occupancy percentage and the property photos. I then had it do a pass on the package from a buyer's perspective: were there any gaps or conflicting information? Did we provide too much information when it was unnecessary? I now have a complete and information-rich diligence package that I had just shipped off to my first serious buyer, a lead out of Canada who's looking for properties in Dallas and Miami and has a lot of experience with AirBNBs as condos. All in all, Grok Bot saved me about 6 hours. This is a must-have tool for any commercial real estate agent, and I'm taking these learnings and systematizing them for the next property and opportunity.

What you need

Connected apps
Google Drive. For anything not in Drive, the author signed Grok Bot into their account through the in-app browser.

What prompted it

Selling a 10-unit Airbnb meant handing buyers a full diligence package. The material was scattered across Google Drive folders and spreadsheets, and some of it wasn’t there at all.

What Grok Bot did

  1. Gave Grok Bot access to Google Drive, which already held folders, spreadsheets, occupancy percentages and insurance documents.
  2. Grok Bot created a diligence folder with subfolders for everything a buyer would want: PNL, tax assessment, unimproved plans, capex and survey.
  3. For anything missing, the author signed Grok Bot into their account through the in-app browser, and it collected the occupancy percentage and the property photos.
  4. The author then had it review the package as a buyer would, looking for gaps, conflicting information and anything that wasn’t needed.

What the media shows

A Google Drive folder named "CityPlace bnb DD" (inside "CityPlace") that Grok Bot built for the sale. It holds nine numbered subfolders: "01 P&L", "02 Occupancy", "03 Tax bill and assessment", "04 Insurance", "05 Unit mix and plans", "06 CapEx", "07 Survey", "08 Debt" and "09 Appraisal". Every folder's owner is "me", and most were modified at 12:32 PM.
